Over 8,000 Unbuilt Homes Are Coming to Pahrump NV - What Every Seller Needs to Know in 2026

By Jeannette Draper, REALTOR® · May 18, 2026

Most Pahrump homeowners know the current market is soft. What many do not know is the scale of what is still coming. Nye County Planning has confirmed that 8,044 dwelling units are approved under active development agreements in Pahrump — and none of them have been built yet. If you are thinking about selling your home in 2026, this number belongs in your decision. Here is what it means and what to do about it.

Quick Takeaways

  • 8,044 approved but unbuilt homes remain in Pahrump’s current development pipeline, per Nye County Planning.
  • Mountain Falls alone has 2,110 homes left to build under its existing agreement, plus 5,160 more in Mountain Falls South.
  • 106 new homes are actively for sale right now in Pahrump at a median listing price of $420,000, per Redfin.
  • Now through July is the strongest selling window. Listing before more inventory arrives gives sellers the best positioning.

The New Construction Reality in Pahrump

Mountain Falls is the most visible example. This master-planned community on the south side of Pahrump — home to a Nicklaus-designed golf course — has an agreement allowing 3,200 single-family homes. As of 2025, 1,090 have been completed. That leaves 2,110 more to build before the agreement expires at the end of 2030. Mountain Falls South carries an additional 5,160 units. Desert Trails on the north side of town is moving forward with 32 new homes near Simkins Road after securing planning commission approval.

National builders are active too. Century Complete is currently building over 100 homes in Pahrump on lots ranging from 10,000 to 12,000 square feet — significantly more land than buyers find in Las Vegas at comparable prices. Redfin currently shows 106 new construction homes listed in Pahrump with a median asking price of $420,000.

What This Means If You Are Selling

Every new home that enters the market competes directly with yours for the same buyers. New builds offer builder warranties, modern finishes, and energy-efficient systems. They are professionally staged model homes with brochures and incentives. To compete, your existing home needs to be in excellent showing condition, photographed professionally, and priced at what the market will actually pay — not what you hope it will pay.

The good news: existing homes have real advantages. Established lot sizes, mature landscaping, known neighborhoods, and no builder upgrade pricing surprises. Buyers who have toured new construction often come back to resale once they see the total cost. Your job — with the right agent — is to make sure your home is the one they come back to.

When your competition includes brand new homes with builder warranties and model-home staging, your pricing has to be exact. Overpriced homes lose to new construction every time — buyers simply move on to the next option, and in Pahrump right now there are plenty of them. A home priced at true market value sells. A home priced at what the seller hopes the market will pay sits — and sitting in this environment is costly. Jeannette Draper knows this valley, knows the neighborhoods, and prices with the data that actually moves homes. Call her before you list.

What This Means If You Are Buying

For buyers, more supply is a good thing — but do not assume all new construction is a bargain. Builder incentives can mask total costs. Lot premiums, upgrade packages, and HOA fees add up quickly. A buyer’s agent who knows both the resale and new construction markets in Pahrump will help you compare total value, not just sticker price. Buyer representation costs you nothing — the seller or builder covers it.

Pahrump New Construction 2026 — FAQs

How many new homes are planned for Pahrump NV?

Nye County Planning confirmed that 8,044 dwelling units are approved under current development agreements in Pahrump but have not yet been built. These include Mountain Falls South with 5,160 units remaining, Mountain Falls Planning Area 9HE adding over 200 homes, and Desert Trails expanding with 32 additional homes on the north side of town.

What is Mountain Falls and how many homes are being built there?

Mountain Falls is a master-planned community in Pahrump built around a Nicklaus-designed golf course. It has an agreement allowing up to 3,200 single-family homes. As of 2025, 1,090 are completed with 2,110 still to build. Mountain Falls South carries an additional 5,160 units. The development agreement runs through December 2030.

How does new construction affect existing home sellers in Pahrump?

New construction directly competes with existing homes for the same buyers. New builds offer warranties, modern finishes, and energy-efficient systems. In a market already at 6.2 months of supply, additional new inventory puts further pressure on existing home prices and makes presentation, condition, and competitive pricing non-negotiable for sellers.

Should I sell my home before more new homes are built in Pahrump?

For sellers who are ready, listing now through July 2026 captures Pahrump’s strongest seasonal selling window before additional new inventory arrives. As more approved units come online, competition for buyers increases. Sellers who wait risk pricing into a market with even more supply. A current comparable market analysis by neighborhood is essential — conditions vary across different parts of the valley.

Can an existing home compete with new construction in Pahrump?

Yes — but it requires strategy. Existing homes that are professionally photographed, clean, updated, and priced correctly can compete effectively. Buyers value established lot sizes, mature landscaping, and known neighborhoods over brand-new spec homes. The key is pricing discipline and strong presentation from day one. Call Jeannette for a neighborhood-specific strategy.

Is new construction in Pahrump a good opportunity for buyers?

New construction in Pahrump offers modern homes on larger lots — typically 10,000 to 12,000 square feet — at prices competitive with Las Vegas. However, buyers should compare total costs carefully, including builder upgrades, lot premiums, and HOA fees. A buyer’s agent costs you nothing and can negotiate builder incentives on your behalf.

What neighborhoods in Pahrump have the most new construction activity?

The most active areas include Mountain Falls on the south side, Desert Trails on the north side near Simkins Road, and communities like Calvada Valley and Artesia at Hafen Ranch. Pahrump 88 and Ishani Ridge also have recorded lots with pending activity. Call Jeannette for current status on any of these neighborhoods before you buy or list.
