Moving From California to Nevada: What You Need to Know About Home Prices

California buyers often start with the home prices. A Pahrump house may cost hundreds of thousands less than a home in the area they are leaving, and that difference can open up choices they did not have before.

But price is not the whole comparison.

Pahrump is a rural Nevada community. A property may have acreage, a private well, a septic system, an unpaved road, or utilities that work differently from what a buyer is used to. Before deciding how far the money will go, look at the house, the land, and what it will take to own both.

How Many Californians Are Moving to Nevada?

One estimate says more than 136 Californians move to Nevada each day. More than 53,000 people made the move in 2024, and Nevada receives a net 81 Californians per 10,000 residents annually.

They are not all moving to Pahrump. Some choose Las Vegas, Reno, or another Nevada community. Still, it is common to meet Pahrump buyers who are coming from California.

Some are selling a home and want to keep more of their equity. Others are tired of renting or want a smaller mortgage. Retirees may be looking for quiet and room for visiting family. A buyer who wants a workshop, horses, land, or RV parking may find choices here that were out of reach in California.

Compare More Than the Median Price

Nevada housing prices average about 42% below California prices, while rental costs have been estimated at roughly 24% less. Pahrump’s cost of living is near the national average and slightly below the Nevada average.

The local figures show why Pahrump gets attention. At the time of this article, its median home price was about $368,000. The California comparison was close to $783,000. Los Angeles County was around $783,300, and Clark County, which includes the Las Vegas area, was roughly $400,800.

A California homeowner may be able to sell, buy a larger place in Pahrump, and keep some of the equity. Another buyer might put more money down or reserve cash for repairs.

Just make sure the comparison is fair. A smaller California lot with public water and sewer is different from Pahrump acreage with a well and septic system. Extra land can be a welcome change, but it may also bring fencing, grading, road work, weeds, dust, or other maintenance.

Pahrump’s buyer-market conditions may provide more selection and room to negotiate. They do not make every inexpensive property a bargain. Location, condition, access, utilities, and repair needs still affect what the property is worth to you.

What About Nevada Taxes?

Nevada has no individual state income tax. For a California family earning $200,000 a year, one estimate puts the possible difference at more than $15,000 annually.

That is an estimate, not a promise.

Residency, income, work location, deductions, and business ownership can change the result. A remote employee working for a California company may have questions that another buyer does not. Business owners and freelancers have their own circumstances. Ask a qualified tax professional to review your situation before you rely on a projected savings amount.

Retirees often ask about pensions and Social Security. Nevada does not impose an individual state income tax on that income, although federal rules still apply.

Taxes and a lower purchase price are only part of the household budget. Include insurance, utilities, fuel, repairs, commuting, and land maintenance when you compare the two places.

Living 60 Miles From Las Vegas

Pahrump is about 60 miles from Las Vegas. Depending on traffic, weather, road conditions, and where you are going in the valley, the drive generally takes 60 to 90 minutes.

That may work well for someone with a hybrid schedule. It may feel very different five days a week. Drive the route during the hours you expect to travel before making the commute part of your plan.

Pahrump has open desert, mountain views, and less traffic than a large California city. Mt. Charleston Wilderness and Death Valley are nearby for hiking, off-road outings, and stargazing. Larger properties can provide room for a garden, workshop, animals, or recreational vehicles.

The community’s median age is about 53.4. Retirees are an important part of Pahrump, but families, tradespeople, remote workers, investors, and business owners live here as well.

Desert space comes with practical chores. Buyers should expect heat, dust, drainage questions, and more outdoor upkeep on a large lot.

New Construction, Acreage, and Vacant Land

New residential projects continue to be planned and approved in Pahrump. Some buyers like the modern finishes and potentially lighter repair list of a new home. Others care more about getting a larger lot.

If a development is advertised as planned or approved, ask what is actually built. Find out which features and completion dates the builder can document.

For acreage, check the zoning before planning a stable, workshop, guest building, garden, or RV setup. Review easements and the usable shape of the lot too.

Vacant land deserves an even closer look. A recorded parcel may not have practical road access, nearby power, water, or a straightforward path to construction. A low asking price does not settle any of those issues.

Water and wastewater service also differ from one property to the next. Some homes have public water; others use a private well. Septic systems are common on rural properties. Confirm what serves the property, review the available records, and arrange the appropriate inspections within the contract deadlines.

And remember: no HOA does not mean no rules. County zoning, water rights, utility requirements, access, and building standards may still control what can be done. Internet service can vary by address as well.
