Case Study | New Construction Closing Rescue - Zephyr Ave, Pahrump, NV

By Jeannette Draper, REALTOR® · Jan 02, 2026

Out-of-state buyers + new construction + a private well surprise in escrow… and we still closed.

Front exterior of a new construction single-story home with an oversized three-car garage on an open desert lot in Pahrump, Nevada.

This west-side Pahrump new construction at 2200 Zephyr Ave was the right fit after the buyers toured many homes and chose this one. They flew back to Oregon believing the private well was already in place—but once escrow opened, it became clear the builder still hadn’t cleared the water rights, and the well timeline was not ready. With the buyers out of state (and living in an RV during the transition) and the seller/owner traveling, Jeannette Draper provided hands-on coordination to keep the transaction moving and protect the buyers’ timeline.

1. OVERVIEW: What happened and why it mattered.

2. CHALLENGE: Well assumptions vs. escrow reality.

3. WHAT WE DID: Coordination, proof, and momentum.

4. RESULTS: Closed successfully at $445,000.

5. LESSONS: What to verify early on new builds.

OVERVIEW – West-Side New Construction on 1.10 Acres (Pahrump, NV 89048)

The buyers chose a brand-new custom build on a large lot with mountain views, an oversized garage, and no HOA—then returned to Oregon. Once escrow began, it became clear the private-well timeline was not what the buyers expected because water-rights clearance had not been completed yet. Jeannette Draper proactively coordinated communication, verification, and scheduling to prevent further delays and keep the build-to-close process moving.

CHALLENGE – Buyers Flew Home, Then It Became Clear the Well Wasn’t Ready Yet

  • The buyers believed the private well was already installed (or fully cleared) when they went under contract.
  • In escrow, water-rights clearance was still pending and the well timeline required coordination.
  • The buyers were out of state, making on-site decision-making harder.
  • There were multiple moving parts with subcontractors and scheduling.
  • The buyers were living in an RV during their transition, so delays had real-life consequences.

WHAT WE DID – Water Rights Follow-Through + Well Coordination + Remote Buyer Support

Jeannette Draper served as the buyers’ on-the-ground advocate to reduce uncertainty and keep momentum. The approach was simple: confirm facts, coordinate the right steps in the right order, and keep the buyers fully informed from Oregon.

  • Water-rights follow-through: Ensured the water-rights piece was handled so the well process could move forward.
  • Well coordination: Coordinated timing and communication for the well-related steps while the seller/owner was traveling.
  • Remote buyer clarity: Provided video updates so the buyers could see progress and make confident decisions from out of state.
  • Interior choices + checkpoints: Assisted with selections and kept progress from stalling on decision points.
  • End-to-end guidance: Stayed closely involved so the buyers had a steady plan, not a guessing game.

RESULTS – Closed Successfully at $445,000

  • Closed: 01/02/2026
  • Sold Price: $445,000
  • Out-of-state buyers completed a complex new-construction purchase with clear communication, coordinated problem-solving, and a smooth path to closing.

LESSONS – What to Verify Early on Pahrump New Construction (Especially on Acreage)

  • Well + water-rights status: Confirm what’s completed vs. pending, and get realistic timing in writing.
  • Subcontractor sequencing: Small scheduling shifts can create big timeline effects—stay ahead of the chain.
  • Out-of-state strategy: Video updates, checkpoints, and one point of contact prevent delays and stress.
  • Finish choices: Selections can slow a build if decisions lag—plan them early.
